Part of KH Legal’s debt collection practice — execution team led by Mouaz Al-Khatib.
A judgment that doesn’t get paid is an expensive piece of paper. The debtors who owe the most are usually the best at appearing to own the least — accounts moved, assets renamed, companies shuffled. Enforcement is where debt recovery is really won, and it rewards exactly two things: knowing where to look, and moving before the debtor does.
What Execution Can Reach in the UAE
- Bank accounts — attachment across UAE banks; the first and fastest strike
- Vehicles and movables — seizure and auction
- Real estate — attachment and forced sale of registered property
- Company shares and trade licenses — pressure points debtors feel immediately
- Receivables — money owed TO your debtor by third parties
- Travel restrictions — where legally available, the measure that brings absent debtors to the table
How We Trace
Court-ordered disclosure and inquiry mechanisms across banks and registries; corporate registry analysis (the debtor’s other companies, and transfers between them); property and vehicle registry checks; and the paper trail the debtor’s own past dealings left behind. Where transfers were made to defeat creditors, clawback and challenge routes exist — timing determines what survives.
The Execution Sequence
- Execution file opened on your judgment, order or executory instrument (dishonoured cheques qualify directly)
- The debtor’s grace window to pay — short
- Attachments fired in the right order — accounts first, then registered assets, then pressure measures
- Liquidation of seized assets through court auction where needed
- Installment orders policed — court-approved payment plans with teeth on default

Cross-Border Reality
Debtors with assets abroad, foreign judgments needing UAE enforcement, UAE judgments chasing assets overseas — we run recognition proceedings and coordinate with foreign counsel, keeping one strategy across borders. See our analysis of enforcing foreign orders in the UAE.
When to Bring Us In
Ideally before you sue: enforcement strategy shapes litigation strategy (suing an empty shell wins nothing). Realistically: the moment you sense the debtor rearranging their affairs — because every week of delay is an asset moved.
Frequently Asked Questions
I have a judgment but the debtor won’t pay. What now?
Open an execution file: after a short grace window, attachments follow — bank accounts first, then vehicles, property, shares and receivables, with travel restrictions available in defined cases. Judgments are collected, not requested.
How do you find a debtor’s hidden assets?
Court-ordered bank and registry inquiries, corporate registry analysis of related companies and transfers, property and vehicle checks, and the debtor’s own documentary history. Transfers made to defeat creditors can be challenged — if pursued in time.
Can you freeze a debtor’s account before the case ends?
Precautionary attachment is available in defined circumstances where delay risks losing the assets — an application we weigh at the very start of serious claims, not after judgment.
The debtor moved assets to a relative’s name. Is the money gone?
Not necessarily — transfers aimed at defeating creditors can be attacked through the appropriate challenge routes. Evidence of timing and intent decides these; act while the trail is fresh.
Can foreign judgments be enforced in the UAE?
Yes, through recognition proceedings subject to the legal requirements and applicable treaties. We handle recognition and the execution that follows — many foreign creditors run the whole process through us without setting foot in the UAE.
